Getting a title on a bike left at my house


I have an interesting story and could use advice. I bought my house 3 years ago from a landlord I rented the house from for a few years prior to him selling it to me. He was a hoarder and an asshole. There’s a garage on the property that was full of misc items and mostly junk and when he sold me the house we were kind enough to give him 30 days after closing to remove any and all things from it. He didn’t and so it sat.We ended up clearing it out ourselves and tossed most stuff, we did however find a Harley Davidson just sitting there. There are no keys and no title.So, this bike has been just sitting here for over 2 years in our garage now and I am at the point where I believe it’s should belong to us now. The landlord has not come for it, it may not even be his and he may or may not have the title.What are my options in obtaining a new title? My understanding is that if we go direct to the bmv for a rebuilt title they will send out a letter to the previous owner who will have a chance to claim the bike.
